The Wright State Student Housing Portfolio represents 928 student housing units which makes up the majority of on campus housing at Wright State University in Dayton, OH. Due to economic pressures caused by COVID-19, Pluris was presented the opportunity to purchase the properties at a substantial discount. Pluris not only saw an opportunistic purchase price, but also identified other opportunities to drive significant value in the properties. Our investment strategy centers around adding amenities students expect in today’s student housing environment and focusing on the overall student residential experience. By achieving success in these areas, we strongly believe we have the ability to improve occupancy beyond pre-COVID levels and raise rents to ultimately significantly increase value.
